Venice House

Started with a budget of $200k for a small master bedroom extension, the direction for this single family home evolved over almost 2 years of design into a full renovation and addition project. Keeping the 'bones' of the existing home, the design maintains the quaint street-scale of the original California bungalow as well as a generous rear yard, while giving the growing family the area and open feeling they want.
The overall aesthetic is the modern farmhouse-style, with an emphasis on the modern. The high contrast of the smooth, light plaster and dark metal creates a strong contemporary sensibility, while the adherence to the existing architecture and scale allows the home to maintain its unpretentious roots within its Venice community.
The home is now approximately 2,900 square feet of bright and airy family space, 4 bedrooms, 3.5 bathrooms, and an office that opens onto a west-facing roof deck. The interior of the original 850sf home was completed demolished and opened to create the large open-concept kitchen and living room. Off of the living room is the generous half-bath and 1-car garage.
On the first floor is a modest room, perfect for a child, with a small closet, large, north-facing windows, and a private bathroom. Also on the first floor is the grand master bedroom. It includes a large walk-in closet, spacious and beautifully fitted bathroom, and direct access to the backyard through modern glass and black metal patio doors.
The second floor houses 2 spacious bedrooms which share a bright and elegant bathroom. There is also an office, with high windows for privacy (and in case the homeowner wants to convert the space to a gym with a mirrored wall in the future). The office opens onto a west-facing roof deck through large glass and metal french doors.
